The NAR Settlement.
In March 2024, the National Association of Realtors® (NAR) announced a settlement that changes how real estate professionals and homebuyers work together.
Mandatory Buyer Agreements
Transparency is at the heart of the new industry standards. Before these changes, many buyer-agent relationships were informal. Now, all real estate professionals are required to have a signed written agreement in place before showing any homes.
Agent Compensation Clarity
Historically, buyer agency compensation was often coordinated through the Multiple Listing Service (MLS). Under the new settlement, offers of compensation are no longer displayed on the MLS, ensuring direct negotiation between parties.
How This Protects You
"These changes aren't just about rules—they are about elevating the client experience. By formalizing our relationship early, we ensure that you have a dedicated advocate who is legally bound to your best interests."
Frequently Asked Questions
Do I have to pay my agent?
Agent compensation is negotiable. While many sellers still offer compensation to facilitate the sale, your agreement will outline exactly how I am paid for my expertise and representation if the seller does not cover the full amount.
When do I sign?
Industry rules now require the agreement to be signed before we tour any properties together. This ensures we are both on the same page before we begin the search process.
My Commitment to You
I take my fiduciary duty to my clients with the utmost seriousness. In this new era of real estate, my focus remains where it has always been: providing world-class marketing, strategic negotiation, and an unmatched level of service for every buyer and seller I represent.
